As the windows project winds down, you may have noticed fewer Complete Construction workers on site.The project is currently on or under budget. It is on schedule as adjusted for weather delays and change orders. The status of the construction is as follows:
100% of the residential unit windows and 49% of the common area windows have been installed. Although the residential windows have been installed, there are some minor remaining tasks that require access to the inside or outside of apartments.
Screens have been installed or provided to 96 units. Screen installation requires access to the interior of apartments. Since the Association has no place to store screens for later delivery, homeowners must take them now or never. Owners will be notified by email when screen installation is scheduled for their “line of apartments”, e.g. Line F in Tower 2.
Final inspections by the engineer will be performed in some apartments to ensure that the windows are working properly, ball vinyl is in good shape, and that installation of bottom plates have not been overlooked.
There are still 144 apartment windows to be water tested. TKB required water testing of a sampling of apartments to ensure that the windows meet contract spec. Each test takes less than a day. It requires installation of a temporary air tight barrier in front of the window inside the apartment, spraying the windows with water from the balcony or from a swing stage outside the apartment, and our engineer recording the test results. Jorge will contact the owners of units selected for testing to arrange dates and times.
76% of the stucco repairs have been completed. Stucco repairs will resume On Jan. 10th and are expected to continue until the end of March. All stucco repair work is performed from swing stages or balconies and does not require access to the interior of apartments.
49% of common area windows have been installed. Installation of common area windows, including the front gate, will be completed by mid-February.
The management office will contact owners in advance of any remaining work scheduled for their apartments, such as screen installation, final inspection, and water testing.
