I have a favorable impression of the initial Concept Design ideas presented by Duncan Weber.
I have an unfavorable impression of the initial Concept Design ideas presented by Duncan Weber.
I think the hallways and/or common rooms should remain as they are now.
4. We welcome you to elaborate on your answers or share your thoughts on this project here or by sending an email to the Committee at DesignComm@tkbonline.com.
I strongly object to wallpaper of any kind. Especially grasscloth or textured surface. It is hard to keep clean and a magnet for mold when power fails.
I have sent comments from F303.
It’s a beautiful improvement and overall design is great
WE feel strongly the Tower needs a face lift and this project has out full support. We would vote against an increase in the size of the gym one unused, the introduction of a Teen Room tried at Ocean Club and disaster, and a business center unnecessary expense.
The renovations will be a tremendous improvement for our building as the present look is outdated .
My priorities about the renovation of our common rooms are:
1-We need a nice space to sit and receive a guest (Lobby)
2-A business center to use for both the old and the young
3-An attractive room (play room) for children’s games
The honeycomb doors with modern hardware will clash. Love the look of modern door handles and a black matte finish of the doors, however the honeycomb should be removed, or new doors installed (if the budget permits).
Doors should be a dark blue instead of black to match the “island” theme.
It looks cheap and and drab with the yellow vinyl paper. Would not spend money on this. We need something smart and stylish and wait till we have a decent budget to do that instead of putting lipstick on a 🐽 pig
I am concerned with the colors of the carpet and doors. I believe they may darken the hallways. Further, this may also be affected if lighting is removed from hallways(discussions in the past discussed too many lighting fixtures especially lobby floors). Also, I don’t believe common rooms need full remodel but rather updates to furnishings.
Have sent a separate email to the design committee. Thank you
I think the new design of the hallways is definitely an improvement to the Towers. I love it!!
We don’t see any overt wear on the carpets on our floor, and are generally not aware of any distressed appearance in our walks through the lobbies and common areas. This project should really only be undertaken to replace wear or otherwise compromised fixtures, not for purely cosmetic reasons. The Towers are already attractive enough.
Where can you see the info?
My suggestion is that we find the very warm LED lights (3000K)for hall lighting rather than the cool color with blue hue such as in Amici’s. To me the cool color is reminiscent of fluorescent and is hard on the eyes. I would also suggest that the restaurant change their bulbs to a much warmer hue like we had before.I like the hall designs.
I would prefer the doors were a honey color. Not too dark. Otherwise, the interior design proposal is perfect.
The Emergency door project aside, I dream of transparent stairwell doors to bring in natural light.
We have been under renovation & repair for the last ten years!! Please wait & give us a break! The hallways look fine. The outside does need paint to go with the new windows!
Opino que la repintada de los edificios no es necesaria.
la renovacion de los hallwways si.
me gusta el concepto inicial para los hallways pero sujeto a cuanto valdria.
Unless I am mistaken , I don’t think a preliminary budget has been made to tell us the cost of this project .
In the last ten years tens of millions of dollars have been spent to help in perpetuating investments towards aesthetically improving the modernity of the buildings , including maintenance and replacement of equipment , code changes , pool
Perhaps a few different concepts could be presented. I would prefer more details on materials and I think the design could use more variety of texture and even color. I would prefer a more contemporary theme rather than the nautical idea. The light fixtures shown don’t do much to carry the nautical idea or really any idea at all.
No black doors. No wallpaper- it’s expensive, impossible to to repair and vulnerable to mold. The previous wallpaper molded – why risk that again? The only hallways that need paint are the first floors.
The design looks like a doctors’ office building. The combination of carpet and walls are very cold and it make it look cheap building.
If this is the proposal to change it I rather keep the one we have. Even though I do not like the green carpet, I like it better than the new design.
I think all is right as it is.Is a waist of money to do the remodiling
Save that money for somethin more important matters, for emergecies
I would like to see an option without the honeycomb design doors.
A solid dark blue carpet is not the best choice for heavy traffic from beach , will show lint, dirt and SAND constantly and all wear much faster than a print or texture carpet. Black doors against beige walls / white wood trims is horrible , NO BLACK DOORS PLEASE , terrible , it will darken hallways . A decorator is needed .
Beautiful coastal design that finally brings these towers back into the 21st century.
3. The white looks clean (and I am in favor of it) but will it actually stay clean?
We love the wall paper choice and the black colour on the doors with the stainless steel handles and locks. We do not like the wording on the bottom part of the hall walls or the shades chosen for the lighting. The light shades do not reflect the beach feel you are trying to accomplish. They are too classy for what you are trying to achieve!
We had vinyl wallpaper prior to the current design and it was moldy.
Artwork on hallways is not practical. . It will be constantly damaged by playing children, movers, contractors, etc. Carpet should have some kind of design that helps to hide possible stains and be commercial grade.
The lighting proposed is antiquated and obtrusive. The foyer in front of elevators should be modernized. The color scheme is not elegant and predictably beachy. The resin wood will be damaged immediately with every move or deliveries. The wall paper is a maintenance nightmare.
Looks great! Would like to know if we will get new front doors and kitchen doors. Or, if we can purchase an upgraded door.
Really like the look of the projected design of the halls
Restoring the doors to their original black color is a big plus. I would prefer to have the lighting fixtures be more modern. The carpet is better than what we have now, but I’ve seen nicer in other buildings/hotels. Given all the expenses we’re facing and the need to increase the reserves the renovation should be deferred.
Love the new design! I never much cared for the one we presently have. It always looked to me old and dated from the beginning. Very much looking forward to the change. With regard to the lighting, I prefer the sconce rather than the ultra modern looking one. Thank you all for the much needed change at TKB. Kudos to the design team!
I would like you to think about making access from the lobby for people with reduced mobility and baby carriages.
Please change the carpet floor for stone tile. At least in the first floor. Carpet is prone to dust, liquid stains and bad odors.
This was a great starting point. I was impressed with what I’ve seen so far. This needs to be done as soon as possible. I like the color way that blends with the already existing marble so it creates some unity. The renderings look clean and timeless.
I look forward to seeing some other choices.
I am in favor of the renovations. Currently I do not need an entryway for the disabled I and my wife may need ADA accommodations for the future. There should be a wheelchair ramp to access the lobby of the B BUILDING. There should also be a safe walkway to exit the property from the B building.
I like what is shown- very smart. One thing that I have heard is the in order to access pipes walls in the hallways need to be opened. This may be a reason to avoid wall coverings unless there is a well defined plan up front during the process
I particularly don’t like the wall and ceiling light fixtures. If the long led lights at the celeing give enough ilumination y would just get rid of ghe light fixtures. Sometimes less or more.
The carpet also has a “cheap look” . We need a very good quality new carpet.
I’m NOT willing to pay for a special assessment for this.
Dark high gloss navy blue for the apartment doors may be nicer than black . But I do like the stainless hardware
A bit classical in design but it would be interesting to see the final selection of materials
Please do the work the hallways are so in bad condition
1. Doors use to be black prior to being painted yellow, so we’re going backwards, but paying again to do so? We had black doors & blue/pink carpet, except perhaps the updated silver/chrome type hardware, & the hallways use to look very dark with the black doors. Perhaps the lighting they’ve chosen will help offset that.
2.No Assessments PLEASE!
I like the carpet, the whole look is a little too nautical for my taste, would like something a little more contemporary and not that old nautical style. I think the white wainscotting will not hold up well with the children in the building. We need something modern, fresh, sustainable that will endure wear from the tenants.
Love the new color scheme ! Modern and clean.
I hate the black doors and dont think it matches anything. I also think this design is about as plain and boring as possible, nothing innovative or unique that would make me happy on a daily basis as an owner or catch my attention/wow me as a buyer.
Carpets look awful when they have stains, and not hygienic. I am concern about their maintenance given all the dogs that live now in the condominium. Other type of floors, such as ceramic, and wood, are easier to clean. As to the color, I am inclined to use light colors to blend with the lobby floor and the walls of the current project.
After reading all comments published, I realized that the same things some love are the ones other hate. I think we should keep it simple, new paint, new carpet, new locks (yes, the current ones need to go) and make new door an option.
I do not feel that the proposed design flows with the existing color scheme. On its own, I thought it was jarring and hotelish. I would like to see the master concept for all building elements to understand how they plan to integrate the hallways and the exterior building color. I also suggest a range of alternatives to fit both taste and budget
I like the concept but would love to remove the honey comb and make it a solid door. Lamps in my opinion should be modernized as well to compliment the new concept. Otherwise, I feel it defeats the purpose entirely as it will continue to look dated.
I find the design of the hallways as presented in the photos in the link herein to be more of a commercial or hotel look rather than residential or homey environment.
We need to ensure replacement carpet, wallpaper and sconces are available to serve as replacements as needed due to water damage etc.
Colors: not armonic, we should look for same palett of colors: back door, blue carpet, ochre walls.. it is colash, wont hold. I am a supporter of cheap art, better other kind of decorations or mirrors
Light are key elements, it is more a replacement that enhance the experience we need indirect lights towers the walls.
1. A carpet with pattern, pls. Colour wise, navy or dark blue ok.
2. Painted walls in the hallways, pls. Colours as per proposal ok.
3. No art or pictures in the hallways, pls. Not necessary.
4. No black doors, pls.
5. New locks for the doors.
6. Bigger gym and business centre would be great.
1. Project should increase light and modern upgrades
2. We’re “Beige”saturated
3. Artwork unnecessary, subject to wear and tear and too old school for 2020
4. Like the carpet, hardware and entry “box”
5. Doors in dark navy would be great. Not fan of Honeycomb
I do not see any pictures/description about the exteriors of the building which I consider is very important aspect. The improvement to the common areas looks ok but still have the same old and 70’s look.
I think the designs submitted are an excellent start. It gives me a lot of confidence in the design firm and I look forward to the next presentation.
The proposed design is welcoming and projects a tranquil feeling. It is a big improvement over the current green and gold. I also think the color scheme will age well i.e., it is not “trendy.” The colors of the ocean and beach will always look nice in a beachfront building
We like the light color of the walls and wallpaper.
THe carpet is more practical if it is in squares. its easier to replace damaged sections.
Art works are very personal, I don’t reccomend them in the halls- Looks better plain.
We like the scones of the left side
The door knobs look nice, but Im not sure they go with Towers Art Deco style.
I do not like the color of the carpet at all.
I don’t mind the design of the front doors but the hallways and specially the area in front of the elevators show the lack of effort and creativity by the design team.
I definitely did not like the colors nor the lighting. I think more than one design should have been submitted
I thank all members for their work and complement them for their proposal
Though i can of like the beach look concept, i dont fully like the components shown in the photos .
how about the wallpaper light blue?
The most urgent and easiest element of the building to renovate is the large sign with the building’s name at the entrance. That is the face of the building, yet it’s extremely out of date and deteriorated.
Please don’t spend more of our hard earned dollars
I like the proposed color scheme but have an issue with the use of wall paper in the hallways because of its potential adverse effects on people with allergies especially in South Florida. I am also sure that it is more expensive than paint.
The rendering looks very nice, but it’s gonna be a question of cost.
My opinion is that more calid colors are a better solution for this areas. I think the blue is a very cold color and combined with light brown, white and white light gives a hospital feeling to the hallway. I think that more earth colors combined with light and dark grays, and a more calid light gives a more residential feeling to the área.
I believe it needs some work, the color of the door in black completely clashes with the rest of the layout, stripes on the carpeting bring down grade of the building.
