TOPIC: Presentations of four finalist Design Firms to help create a Master Design Plan for TKB.
The Design Committee met on two consecutive nights to attend the presentations of the four finalists selected as potential architects/designers to help create a Master Design Plan that will initially address two projects scheduled within our Reserves Budget for the next 1-3 years; repainting the exterior of the building, and renovating the hallways.
The Committee was reminded that the Project Scope was drafted by the Committee to present a clear and consistent explanation of our Committee’s objectives to each of the potential Design Firms. That document,the TKB Design Brief, is available for review via this link and/or on the TKB website.
Subsequent communications with the firms elaborated on the Committee’s priorities, which are to create a Master Design Plan that can be used to enhance and coordinate the visual appeal of all aspects of the Towers’ look to residents and outsiders, but that it is our goal to make those repairs or renovations only as our Reserves Budget schedules and allows over the coming years. We emphasized that it is the Committee’s intent to not cause the need for a Special Assessment to effect design changes suggested by the Master Design Plan any earlier than shall be budgeted within the Reserves Schedule.
The Committee heard presentations from each of the four finalists that described their experience, approach and philosophy. They were asked to provide insights into their project team and leader, as well as a concept design plan for either the exterior (painting of the buildings) or interior (hallways or even a common room) of our property with the primary objective of helping the Committee visualize how they might approach this project. We emphasized that the primary objective of the Committee was NOT to decide which design proposal they liked best, but to use those presentations, including what was learned in how they developed their initial design proposals, in order to assess the style, approach, philosophy and work style of each firm so that we could determine which firm would be the best advisor for TKB.
The next meeting of the Committee has been scheduled for Tuesday, January 28th at 6:00pm in the Auditorium to, amongst other things, review the references for each of the firms, as well as share impressions with the goal of ultimately determining which firm could best serve TKB’s objectives.
