Our annual elections took place March 10th, 2016. On behalf of the Board of Directors and Management we would like to thank all owners who took part on this election and casted their votes. The election results are as follows:

We would like to remind and ask everyone to please keep the drive way in front of the lobbies clear at all times. No parking is allowed in this area, it must be clear for Emergency vehicles (police, ambulance, fire rescue) at all times.
PLEASE BE ADVISED THAT TRASH HAS TO BE DISPOSED OF PROPERLY. WE HAVE RECEIVED SEVERAL COMPLAINTS FROM UNIT RESIDENTS THAT TRASH IS NOT BEING THROWN DOWN THE CHUTE, BUT LEFT ON THE FLOOR.
EACH UNIT OWNER IS RESPONSIBLE FOR THROWING OUT THEIR TRASH. HOUSEKEEPING IS NOT RESPONSIBLE FOR DOING SO.
IF THE TRASH KEEPS BEING LEFT OUT OF THE TRASH CHUTE, WE WILL HAVE SOMEONE MONITOR YOUR FLOOR AT ALL TIMES...
If you need to request Certificates of Insurance / Proof of Insurance, you may do so by contacting the Associations insurance agent Combined Underwriters of Miami. We would like to remind you that all deliveries, carpet cleaning and move in or out's must be scheduled ahead of time with the Management office. Those residents that do not notify/schedule with the office will be turned back or will have to wait until an association personnel is available.
At the Special Board of Directors Meeting held on April 10, 2014 at 7:00 PM, the Board adopted a Special Assessment for the purpose of the Elevator Modernization & related expenses for the amount of $4,218,981.47 + interest at 4.25% over 84 months.

Please be advised, that residents who had registered their Boats and/or Jet-skis prior to October 4th, 2011 Board Meeting and kept them on premises, are required to fill and submit a grandfathering application package prior to December 31st, 2012 to the management office, in order to continue storing their boats / Jet-skis on the property.
